The first phase of the redevelopment of Port Moody with 2,000 homes advances

Nearly a year and a half after receiving approval from the Port Moody City Council, Edgar Development is continuing its major redevelopment of Woodland Park, now renamed Portwood.

The 24-acre Portwood site is located at 1142 Cecile Drive and 300 Angela Drive, in the general vicinity west of the main intersection of Barnet Highway and St. Johns Street.

There will be 20 buildings ranging from six to 19 stories, containing approximately 2,000 units, including 466 purpose-built and sheltered rental units (328 below-market units for BC Housing and 138 market units) and approximately 1,600 condominium units.

Next week, the developer will launch the sales of Umbra, part of the first phase of the project, providing 219 levels of condominiums and townhomes. Construction on the project’s first affordable rental housing component will also begin this summer.

The below-market housing component is being funded by $140 million in construction financing through BC Housing’s HousingHub program to partner with for-profit and non-profit developers to build affordable housing for middle-income households. The developer has awarded BC Housing 5.1 acres of land with a value of $21 million to achieve the affordable housing component of the project.

According to the developer, the first two phases of rental housing in Portwood will increase Port Moody’s supply of purpose-built and safe rental housing by more than 50%.

“This is a truly complete community with a wide range of homes, and we believe that our collaboration with our many partners can serve as a model for bringing different housing options together in one place while rejuvenating a neighborhood over time,” said Peter Edgar. , president of Edgar Development, in a statement.

In addition to a housing mix for about 4,000 people until full construction, which is expected to take a decade, the new neighborhood will also have a 12,300-square-foot child care facility for more than 120 children, 19,000 square feet of uses retail/restaurants, including a grocery store, and three acres of dedicated public space including two parks and a 1.5 km long multi-path. Overall, 70% of the total development will be green space, which includes the protection and enhancement of more than five acres of environmentally sensitive areas.

Mark Ostry, principal at Acton Ostry Architects, the design firm behind the redevelopment, says about 50% of the overall property protects urban forest and streams and creates new parks and trails. “We have worked hard to make this a walkable community. where pedestrians and green spaces are prioritized. In a typical development, the houses would face streets and sidewalks. Here, instead, there will be green spaces between the buildings, providing open common areas that will feel like you are living in a park,” Ostry said.

Derek Lee, partner at landscape architecture firm PWL Partnership, added: “With an abundance of green space, this new development will feel like an arboretum with mature fir and cedar trees, streams and trails connecting the neighborhood to the surrounding community. This will be a five-minute neighborhood where residents can walk to daycare, grocery stores, schools, and parks.”

The developer is also providing $30 million to finance a new road for the development’s access needs, with the excess land provided to the municipal government, as a potential site for a new replacement firehouse.

This is the first neighborhood-sized redevelopment in Port Moody moving toward construction since 2004.

The closest SkyTrain station is Moody Center Station, which is about a 30-minute walk to the east.
